In 2017, Musqueam broke ground on leləm̓, marking the first time in Metro Vancouver that a First Nation independently undertook a comprehensive, mixed‑use, multi‑family development. Developed by Musqueam Capital Corporation, leləm̓ brings together residential, commercial, and public spaces in a way that balances urban living with connection to the land. The community is integrated with the surrounding forest and trail network of Pacific Spirit Park, reflecting Musqueam’s ongoing responsibility as stewards of the land.

Spanning 21 acres, leləm̓ is envisioned as a vibrant and welcoming community that balances urban living with connection to the land. When complete, the community is proposed to include approximately 1,800 residential units and be home to as many as 2,500 residents, with a mix of rental homes, townhouses, and condominium apartments. Today, 547 families already call leləm̓ home. Residents enjoy walkable amenities, eight acres of publicly accessible green space, and Musqueam art thoughtfully integrated throughout the community. As a managed asset of Musqueam Capital Corporation, leləm̓ reflects Musqueam’s ongoing commitment to responsible land stewardship, environmental care, and building a strong, inclusive community for generations to come.
